MONEY LAUNDERING DISCLAIMER
The company BEYOND ESTATES Single Member S.A., trading as COLDWELL BANKER GREECE, whose registered offices are in the Municipality of Marousi, Athens Northern Sector, entered in the General Commercial Register with GCR No. 185423803000, acting as agent in Greece of COLDWELL BANKER LLC (hereinafter "we" or "the Company") implements strict anti-money laundering (AML) procedures as well as procedures to combat the financing of terrorism (CFT), in accordance with the applicable legislation.
More specifically, our Company fully complies with Law 4734/2020 of 8.10.2020 on combating money laundering. This legislation constitutes the current Greek statutory framework on preventing and combating money laundering and terrorist financing and incorporates the provisions of Directives (EU) 2015/849 and 2018/843 of the European Parliament and of the Council. Implementation of these procedures is mandatory and necessary to protect the financial system from illegal activities.
In this context, and in accordance with the provisions of the relevant legislation, we hereby notify customers of our following statutory rights:
- Customer due diligence (CDD): Before commencing any collaboration, the Company implements customer identification and verification procedures. This includes collecting and processing personal data such as the Customer’s name, address, contact details and other relevant information. Any information provided is kept strictly confidential and secure, in accordance with the Company's Privacy Statement.
- Transaction monitoring: The Company may monitor all transactions to identify and flag suspicious activities in good time. Where a suspicious transaction is identified, the Company is obliged to take the necessary steps vis-à-vis the competent authorities, in accordance with its legal obligations, without further informing the Customer.
- Reporting obligation: Under the law, the Company is obliged to report any suspicious transactions or activities which come to its attention to the competent authorities. This obligation takes precedence over any other duty of confidentiality.
- Limitation of liability: The Company hereby disclaims all liability in the case where a money laundering-related issue concerning the Customer arises. The Customer is exclusively responsible for ensuring the legality of their funds and transactions.
By accepting the terms of collaboration, the Customer acknowledges and agrees to the procedures implemented by the Company to combat money laundering and grants their consent to the collection, processing and, if necessary, reporting of their data to the competent authorities in accordance with the provisions of the relevant legislation.
